All around the world, real estate value is falling including U.S for more than a year, and it continues to fall. But you might be surprised to know that in more than 30 metro areas across the U.S. home values are going UP. According to a popular real estate website of U.S Zillow.com's second-quarter home value index has risen in more than 30 metro areas across the country where values have risen from the first quarter of the year to the second quarter.

Important points when you rent-out or to-let a property in India

Below are some very important points you must follow when you plan to rent-out or to-let a property in India else you may fall in big trouble.

1. You must verify permanent address, police records, job, and credibility of tenant. Contact the previous landlords.
2. Get lock-in period, i.e., period within which the tenant cannot terminate the lease. If tenant terminates the lease, than the tenant have to pay lease rent for rest period.
3. Take at least 6 months rent as against advance rent and another 6 months rent as security deposit. This is great idea to avoid all future problems.
4. Remember to keep ability to sell, transfer, and mortgage the lease property.
5. Retain right to terminate the lease on violating terms of lease.
6. Report local police station about the lease deal.

Several times you must have seen ads in local news paper about the pre-launch offer flats. But I have also heard many cases of fraud pre-launch booking. Many fraud builders show un-approved projects on a neat clean prospectus and offer good discounts on pre launch booking. Price looks very attractive so the builders get good response from the market.

But after collecting good money these fraud builders vanish away with their office closed or sealed. And the poor investors are left with high and dry. Their mobile number stops working and if you file a FIR against them, most probable they will escape because they are smart enough.

So, should we not invest in pre-order booking?? All dealer are not fraud. So, I will not say “Don’t invest in pre-booking”, but I will surely say, verify everything at all level before investing your money.
